Dr. Phillips pairs established golf-course homes around Bay Hill with gated lakefront estates on the Sand Lake chain. The older homes often need their fascia repaired before new gutters go up; the estates call for copper or color-matched aluminum sized for long tile rooflines.
Dr. Phillips sits between I-4, the theme-park corridor, and the Butler and Sand Lake chains of lakes. Its housing comes in two kinds. Around the Bay Hill Club — home of the Arnold Palmer Invitational — there are established golf-course homes, many of them decades old and on their second or third set of gutters. Behind the gates of Vizcaya, Phillips Landing, and the Big Sand Lake shoreline, there are custom estates with long tile rooflines that are in full view from the water.
