Lake Mary's upscale Heathrow and Magnolia Plantation neighborhoods set a high bar for installation quality. Hidden hangers, color-matched downspouts, and clean miter cuts are the default — not the upgrade.
Heathrow — the 3,500-acre guard-gated community around Heathrow Country Club — and neighborhoods like Greenwood Lakes and Magnolia Plantation were built mostly from the late 1980s through the 2000s. That puts a lot of Lake Mary on its original gutters: 5-inch runs held by spikes that are working loose, seams that have been re-caulked more than once, and downspouts sized for trees that were saplings when the house was new. The homes are kept to a high standard; the gutters are usually the one thing that has not been updated.
One loose run is a repair. When hangers are pulling out along several runs and the seams leak after every storm, a new seamless system costs less than the next three service calls.
Most original gutters here are 5-inch. Six-inch K-style carries about 40% more water and is our default on replacement, with 3×4 downspouts where valleys concentrate the flow.
Spike-and-ferrule hangers back out of the fascia over the years. We hang every run on screw-fastened hidden hangers every 24 inches, which hold through tropical-storm wind.
Thirty years of growth means real leaf load. On lots under oaks and pines we add guards matched to the trees — aluminum screen for oak, micro-mesh for pine — so the new gutters stay clear without a ladder every season.

We send the certificate of insurance to the management office, put the crew on the gate list, and give you the spec sheet — profile, color, and downspout locations — for any architectural approval. Keeping the existing color and profile usually makes that approval routine.

A responsible recommendation starts with the roof and the property's drainage. These are the four items we assess before quoting a Lake Mary, Seminole County installation.
Lake Mary receives about 51 inches of rain per year. Six-inch K-style is the starting point we assess for many homes, with more capacity considered where roof geometry concentrates runoff.
The drip-edge and fascia interface changes with the roof covering. We measure the complete roof line and inspect the supporting wood before finalizing hanger placement, pitch, and outlet locations.
The design follows roof valleys, run length, and safe discharge points; those details determine working capacity more reliably than home size alone.
Every downspout is planned to move water away from entries, pavers, landscaping, and foundations. In Heathrow, Greenwood Lakes, Magnolia Plantation, discharge points and community requirements are reviewed during the estimate.

The goal is not simply attaching metal to fascia; it is building a complete route that moves water from the roof to a safe discharge point.
We measure every run, valley, and height, then inspect fascia, pitch, and the places where water currently collects.
Size, material, color, downspouts, leaf protection, and any needed repair are documented before installation.
Each continuous run is formed to the house and installed with screw-fastened hidden hangers.
We verify pitch and discharge, clean the work area, and provide written warranty and maintenance information.
